Accommodation Terms and Conditions & Specified Commercial Transactions Act Disclosure
These terms and conditions govern the accommodation contract and the conditions for online booking provided by CORNER SHOP MIYOTA (CSM) and BRICKS & BLOCKS MIYOTA (B&B) (hereinafter collectively referred to as “the Property” and individually by their respective abbreviations) via the Property’s online booking system and official website (hereinafter referred to as “the Service”).

Part 2: Accommodation Terms and Conditions
Article 1 (Scope of Application)
- Accommodation contracts and related agreements entered into between the Property and the Guest shall be governed by the provisions of these Terms and Conditions. Matters not specified herein shall be governed by laws and regulations or generally established customs.
- In cases where the Property enters into a special agreement to the extent that it does not violate laws, regulations, or customs, such special agreement shall take precedence over the provisions of the preceding paragraph.
Article 2 (Application for Accommodation Contracts)
- A person who intends to apply for an Accommodation Contract with the Property (a reservation) shall notify the Property of the following particulars, pursuant to Article 6 of the Inns and Hotels Act, Article 4-2 of its Enforcement Regulations, and the ordinances of Nagano Prefecture where the Property is located:
- Guest’s name;
- Date of accommodation and estimated time of arrival;
- Guest’s contact information; and
- Any other particulars deemed necessary by the Property.
- In the event of any change to the particulars notified in accordance with the preceding paragraph, the Guest shall promptly notify the Property of such changes.
- If a Guest requests, during their stay, to extend their stay beyond the accommodation date specified in Item 2 of Paragraph 1, the Property shall treat such request as a new application for an Accommodation Contract at the time the request is made.
Article 3 (Establishment of Accommodation Contract, etc.)
- An Accommodation Contract shall be established when the conditions set forth in “Execution Period (Establishment of Reservation)” in Part 1 are met and the Property accepts the application specified in the preceding Article.
- When an Accommodation Contract has been established in accordance with the preceding paragraph, the Guest shall pay the full accommodation fee for the entire period of stay before the commencement of the stay or by the date designated by the Property.
- The Property may treat an application as made by a person who has no intention of staying, and the Accommodation Contract shall lose its validity, in any of the following events:
- When the accommodation fee in Paragraph 2 is not paid before the commencement of the stay or by the date designated by the Property;
- When contact cannot be established within 10 days from the date of the first attempt to reach the contact details provided pursuant to Article 2, Paragraph 1 (or by 3:00 PM on the check-in date if the days remaining until check-in are fewer than 10 days); or
- When the Guest refuses communication from the Property.
- In the cases falling under Items 2 and 3 of the preceding paragraph, any accommodation fees already received shall not be refunded.
Article 4 (Refusal of Accommodation Contract)
The Property may refuse to enter into an Accommodation Contract in any of the following cases:
- When the application for accommodation does not comply with these Terms and Conditions;
- When no room is available due to full occupancy;
- When emergency room allocation is scheduled for disaster victims or emergency response personnel due to disasters or other emergencies;
- When the person seeking accommodation is a member or affiliate of an organized crime group, an organized crime-related organization, or any other anti-social forces as defined by laws and local ordinances;
- When the person seeking accommodation is deemed likely to engage in acts that violate laws, public order, or good morals regarding their stay;
- When the person seeking accommodation is clearly recognized as having an infectious disease;
- When the Property is requested to assume an unreasonable burden or service beyond socially acceptable limits;
- When accommodation cannot be provided due to natural disasters, facility malfunctions, or other unavoidable reasons;
- When the person seeking accommodation is intoxicated or otherwise deemed likely to cause inconvenience to other guests or interfere with the operation of the Property, or uses language or behavior that causes distress to other guests or staff;
- When the person seeking accommodation is clearly in a state of severe physical or mental distress;
- When minors seek accommodation without the permission of a parent or legal guardian;
- When the application for accommodation is made for the purpose of transferring the right to stay to others;
- When the application is made without any actual intention to stay; or
- When refusal of accommodation is permitted under various relevant laws, regulations, or prefectural ordinances.
Article 5 (Guest’s Right to Cancel the Contract)
- The Guest may cancel the Accommodation Contract by notifying the Property.
- In the event that the Guest cancels the Accommodation Contract in whole or in part pursuant to the preceding paragraph, the Guest shall pay a penalty fee (cancellation fee) as specified in Schedule 2.
- If the Guest fails to arrive by the estimated time of arrival on the check-in date without notice, the Property may treat the Accommodation Contract as having been cancelled by the Guest.
Article 6 (Property’s Right to Cancel the Contract)
- The Property may cancel the Accommodation Contract in any of the following cases:
- When the Guest falls under any of Article 4, Items 4 through 7, Item 9, Item 10, or Items 12 through 14;
- When the Guest commits or threatens to commit acts within the Property involving assault, intimidation, extortion, unreasonable demands, gambling, possession or use of illegal drugs, firearms, swords, or similar items, acts causing inconvenience to other guests, or any other acts violating laws or public order and morals;
- When accommodation cannot be provided due to natural disasters, facility malfunctions, or other unavoidable reasons;
- When the Guest violates smoking regulations (including e-cigarettes) within the building or guest rooms, tampers with fire prevention equipment, or engages in acts that impede fire prevention;
- When the Accommodation Contract is made through a travel agency or online booking system and payment of the accommodation fee has not been confirmed; or
- When the Guest violates these Terms and Conditions or the Property’s House Rules (Guidelines).
- Notice of cancellation under the preceding paragraph shall be given verbally, by phone, email, or in writing to the contact details provided pursuant to Article 2. Notice shall be deemed delivered upon the passage of time normally required for such delivery.
- If the Property cancels the Accommodation Contract pursuant to the preceding two paragraphs, no accommodation fees shall be refunded, except in the case of Item 3 of Paragraph 1 (natural disasters, etc.).
Article 7 (Guest Registration & Registry)
On the day of accommodation, the Guest shall register the following particulars via the Property’s online form (the Service), pursuant to Article 6 of the Inns and Hotels Act, Article 4-2 of its Enforcement Regulations, and the Nagano Prefecture Hotel Business Ordinance:
- Name, age, gender, address, and occupation of the Guest;
- Previous accommodation site (night before) and next destination site (next night) ※Mandatory for all guests;
- For foreign nationals not residing in Japan: nationality, passport number, and a copy of the passport;
- Date and time of arrival, and date and time of departure (scheduled departure time);
- Reason for stay; and
- Any other particulars deemed necessary by the Property.
Article 8 (Occupancy Hours of Guest Rooms)
- The Guest may occupy the room during the hours designated by the Property from check-in time to check-out time. However, in the case of consecutive stays, the Guest may occupy the room all day, excluding the arrival and departure dates.
- Notwithstanding the preceding paragraph, the Property may permit room use outside the designated hours. In such cases, an additional fee set by the Property shall be charged.
Article 9 (Compliance with House Rules)
The Guest shall observe the House Rules, precautions, and other regulations established by the Property while inside the facility.
Article 10 (Business Hours)
- The business hours of the Property’s facilities shall be displayed on information pages, etc.
- The business hours may be temporarily changed due to unavoidable circumstances, in which case notice will be provided appropriately.
Article 11 (Payment of Fees)
- The breakdown of accommodation fees payable by the Guest is set forth in Schedule 1.
- Payment of accommodation fees shall be made prior to arrival or upon request by the Property, in Japanese Yen, by credit card accepted by the Property, or by another payment method approved by the Property.
Article 12 (Handling in Case Contracted Rooms Cannot Be Provided)
If the Property cannot provide the contracted guest room to the Guest, the Property shall, with the Guest’s consent, assist in arranging other accommodation facilities under as similar conditions as possible.
Article 13 (Handling of Custody of Belongings)
Guests shall manage their own luggage brought into the Property. The Property shall not be liable for any loss, theft, or damage, unless caused by the intentional misconduct or gross negligence of the Property, in which case compensation shall be limited to a maximum of 30,000 JPY.
Article 14 (Custody of Guest’s Baggage or Belongings)
- If baggage arrives at the Property prior to the Guest’s stay, it shall be stored only if prior notice was given to and approved by the Property.
- If baggage or personal belongings are left behind after check-out, the Property shall store them for 7 days including the day found, and then report/deliver them to the nearest police station. However, valuables shall be reported to the police immediately. Food, drinks, magazines, and items categorized as waste shall be disposed of at the Property’s discretion if no contact is received by the day after check-out.
- The Property may inspect the contents of left-behind items and dispose of them appropriately, and the Guest shall not object to such measures.
Article 15 (Guest Liability, Claims for Contract Violations, and Late Payment Interest)
- Obligation to Compensate Damages
If the Property suffers damages due to a violation of these Terms and Conditions or House Rules by the Guest, willful misconduct, negligence, or any reason attributable to the Guest, the Guest shall compensate the Property for all such damages (including direct damages, indirect damages, and expenses incurred for legal response, including attorney’s fees). - Special Claims for Violations, Damage, and Defacement
If any illegal or violating act falling under the following items is discovered, the Property shall immediately claim actual repair costs, business loss during the restoration period (accommodation fee equivalent for the period the room cannot be sold), and prescribed special cleaning/restoration fees:- Smoking outside designated areas (including客室 [guest rooms] and interior areas, covering e-cigarettes and heated tobacco): A fixed fee of 30,000 JPY per room as business interruption compensation, plus actual costs for special cleaning and deodorization, shall be billed.
- Damage, loss, or severe defacement of facilities, equipment, or furnishings: Actual expenses for repair, purchase, and cleaning, plus loss of sales compensation until full recovery, shall be billed.
- Nuisance to neighbors (noise, police intervention, etc.) or exceeding room capacity: Response expenses and penalty fees shall be billed.
- Payment Due Date
In the event of a claim under the preceding paragraphs, the Guest shall promptly pay the claimed amount by the date designated by the Property (or within 7 days from the invoice issuance date if no date is specified) via bank transfer or designated payment methods. - Late Payment Interest
If the Guest fails to fulfill payment obligations for accommodation fees, penalty fees (cancellation fees), or damages/cleaning expenses under the preceding paragraphs by the designated due date, the Property may charge late payment interest on the unpaid amount at a rate of 14.6% per annum (calculated pro-rata based on a 365-day year) from the day following the due date until full payment is completed. All costs incurred for recovery, including bank transfer fees, shall be borne by the Guest.
Article 16 (Revision of Terms and Conditions)
These Terms and Conditions may be revised at any time as necessary. The revised contents and effective date shall be posted on the Property’s official website.
Schedule 1: Calculation Method for Accommodation Fees (Ref. Article 11)
Accommodation Fee= Basic Accommodation Fee (Room Charge + Service Charge)} + Option Fees+Taxes (Consumption Tax, etc.)
- Notes:
- Accommodation fees are based on the rate table posted on the booking system and information pages.
- Occupancy exceeding room capacity is strictly prohibited (children are included in the capacity count). Minimum guest restrictions may apply depending on the season.
- Child rates apply to elementary school students and below, excluding infants/preschoolers. Adult rates apply to junior high school students and older.
Schedule 2: Penalty Fees / Cancellation Charges (Ref. Article 5)
If the Guest cancels the Accommodation Contract in whole or in part for reasons attributable to the Guest, penalty fees (cancellation charges) shall be collected according to the following standards:
1. Scope of Application and Priority
- Official Accommodation Direct Booking Site: All provisions of these Terms and Conditions—including cancellation fee rates (penalties) and special exemption rules—shall apply in full based on this agreement.
- Third-Party Booking Sites (OTAs such as Booking.com, Airbnb, etc.):
Cancellation Fee Rates (Standard Penalty): The cancellation policy and payment terms displayed on each booking site and agreed upon by the guest at the time of reservation confirmation shall take precedence.
Special Exemption Rules (Severe Weather, Transport Disruption, etc.): Regardless of the individual booking site’s terms, “2. Special Exemption Rules for Cancellation Fees” in these Terms and Conditions shall take top priority.
2. Special Exemption Terms (Severe Weather, Transit Disruption, etc.)
Cancellations due to personal reasons such as booking errors, poor health, or minor bad weather shall generally incur normal penalty fees.
However, if any of the following apply, penalty fees will be waived (full refund or rescheduling) based on announcements by the Japan Meteorological Agency and relevant public authorities:
- Issuance of Emergency Warnings: When an Emergency Warning (for heavy rain, violent storms, etc.) is issued by the Japan Meteorological Agency for either the facility’s location or the guest’s place of departure.
- Major Transport Disruption: When travel to the facility is objectively determined to be physically impossible due to widespread planned suspensions or service disruptions of major transportation systems (Shinkansen, expressways, etc.).
Criteria for “Objectively Determined” & Non-Exempt Examples- Eligible Example (Objective Determination): Major routes intended for use (Shinkansen, limited express trains, major expressways, etc.) are widely suspended or closed, making arrival physically impossible before the check-in window (15:00–23:59), even when using alternative routes (other train lines, detour expressways, local roads, etc.).
- Non-Eligible Examples (Personal Judgment / Circumstances):
- “Anxiety about driving”: Canceling due to unease about driving in heavy rain, snow, or icy road conditions, even though roads remain open and passable.
- “Partial Line Disruption”: Local lines or specific sections along the route are suspended, but arrival remains possible using alternative routes (different train lines, rental cars, highways, etc.).
- “Concerns Over Future Weather”: Canceling proactively based on weather forecasts or fear of upcoming bad weather before any actual transport suspensions or road closures are confirmed.
- Cancellation/Suspension of Scheduled Flights or Ferries: When arrival is impossible due to the cancellation or suspension of scheduled transport (flights, ferries, etc.), provided the facility verifies the situation through reservation details matching the guest’s name and proof of service disruption (cancellation certificates, etc.).
- Note 1: As a rule, the above exemption rules apply strictly to the inability to arrive on the “Check-in Date (Day 1 of Stay).”
- Note 2: Even if your situation falls under these exemption rules, please be sure to contact the facility prior to your stay.
- Issuance of Special Warnings: When a Special Warning (heavy rain, severe storm, etc.) is issued for the Property’s location or the Guest’s point of departure;
- Interruption of Main Transportation: When main transport lines (Shinkansen, expressways, etc.) experience widespread planned suspensions or blockages making arrival physically impossible; or
- Cancellation of Reserved Transportation: When scheduled transport (flights, ferries, etc.) is cancelled/suspended, and the Guest provides proof of reservation under their name along with an official cancellation certificate accepted by the Property.
3. Period Classification and Cancellation Rate
① Standard Period
- No-show (Without Notice): 100%
- 3 Days Prior to Stay 〜 Same Day: 100%
- 7 Days to 4 Days Prior to Stay: 70%
- 8 Days Prior to Stay or earlier: 0% (Free)
② Peak Period (GW, Obon, New Year, Designated Holidays)
- No-show (Without Notice): 100%
- 7 Days Prior to Stay 〜 Same Day: 100%
- 10 Days to 8 Days Prior to Stay: 70%
- 11 Days Prior to Stay or earlier: 0% (Free)
③ Weekly Plan
- No-show / 7 Days Prior to Stay 〜 Same Day: 100%
- 14 Days to 8 Days Prior to Stay: 70%
- 21 Days to 15 Days Prior to Stay: 50%
- 22 Days Prior to Stay or earlier: 0% (Free)
④ Monthly Plan
- No-show / 14 Days Prior to Stay 〜 Same Day: 100%
- 21 Days to 15 Days Prior to Stay: 70%
- 30 Days to 22 Days Prior to Stay: 50%
- 31 Days Prior to Stay or earlier: 0% (Free)
(Percentages [%] represent the penalty ratio applied to the basic accommodation fee).
4. Special Rule for Reduction of Contracted Nights
If a reservation for multiple nights is shortened, penalty fees shall be collected as follows:
- Standard Period: Regardless of the number of nights reduced, a penalty fee shall apply only to the 1st cancelled night (e.g., 5 nights reduced to 3 nights = penalty applies only to the 4th night).
- Peak Period: Penalties shall apply to ALL cancelled nights according to the date notice was given relative to each cancelled night.
5. Special Terms for Long-Term Stays (Weekly / Monthly)
- Exemption Scope: Weather/transportation exemptions apply solely to the initial check-in date.
- Early Check-out: Mid-stay cancellations for personal reasons after check-in are strictly non-refundable.
Supplementary Provision
These Terms and Conditions take effect on April 17, 2024. (Last revised date: September 18, 2026)
